Middleton sits at the northwestern edge of the Treasure Valley, straddling the Canyon-Ada County line along the Boise River, about 30 miles from Boise on Highway 44. The city’s population has grown substantially since 2010, drawing homebuyers who want more square footage and larger lots than the core Treasure Valley cities offer at comparable price points. The housing stock ranges from older homes near downtown and the original Middleton road corridor to newer subdivisions like Purple Sage, Sunridge, Highfield Estates, and Middleton Shores that developed as the city’s eastern and southern boundaries expanded.
The older homes in downtown Middleton and along the original Middleton Road corridor include properties built in the 1950s through the 1970s, many of which have masonry chimneys that have not been formally inspected in years. The combination of age, the Boise River valley’s moisture levels, and the agricultural environment around Middleton accelerates mortar deterioration and increases the likelihood of liner gaps in older chimneys. If you are buying or selling an older Middleton home, a Level 2 inspection is worth the $349 for the documentation it provides to lenders and buyers.
The newer Middleton subdivisions, particularly Purple Sage near the golf course and the Middleton Shores area near the river, represent homes built in the 2010 to 2020 range with gas fireplaces and factory-built chimney systems. These are now entering the window for first chimney service. Factory-built chimneys do not require creosote removal the way masonry chimneys do, but the annual inspection of the termination cap, damper, and gas valve assembly is still a critical safety step.
Dryer vent runs in the larger Middleton homes often route through interior spaces to a roof cap or a high exterior wall exit, and the longer distances combined with the cooler Canyon County winters can cause condensation in the duct that traps lint in sections you cannot access from either end. We carry flexible auger extensions on every Middleton call for exactly this situation.
The ALLVENTS bundle at $649 covers all three services in one visit and saves $178 off individual prices. For Middleton homeowners who have not serviced their chimney, dryer vent, or air ducts recently, booking all three in a single trip is the most practical approach given the distance involved.
