  1. Roof-Level Assessment

    The technician accesses the roof to inspect the crown from above. Crown cracks, loss of overhang, failure at the flue tile joint, and areas where the crown has settled away from the masonry are documented. The flashing is inspected at every step - where each course of brick meets the roof deck - and at the saddle and counter-flashing points where most leaks originate. You receive a written assessment with repair scope and price before any work is authorized.

  2. Crown Repair or Replacement

    Hairline and moderate cracks are filled with a flexible crown repair mortar that expands and contracts with freeze-thaw cycles instead of cracking again. The repaired surface is coated with a waterproof crown sealer. Crowns that have fractured, heaved, or lost proper geometry are removed entirely and replaced with a properly formed crown that includes a drip edge and overhang - the two details that give a crown a much longer service life than a flat-poured replacement.

  3. Flashing Resealing and Replacement

    Failed caulk at the counter-flashing lap is removed and replaced with a polymer-modified sealant rated for masonry-to-metal movement. Severely corroded or improperly installed step flashing sections are replaced with new aluminum or lead-coated steel. The repair is inspected from inside the attic when accessible to confirm water has not been tracked along the framing to a secondary entry point.

What is the difference between chimney flashing and crown repair?

The crown is the concrete cap that seals the top of the chimney around the flue opening. It directs water away from the masonry and the flue. Flashing is the metal (typically aluminum or lead) that seals the joint between the chimney and the roof deck. Both are water entry points when they fail. A step flashing leak sends water into the roof structure and walls. A crown crack sends water directly into the flue and liner. Both are repaired differently and require different materials.

How do I know if my chimney needs repointing or tuckpointing?

Look for mortar joints that are cracked, crumbling, or recessed more than 1/4 inch below the face of the brick. If you can poke a screwdriver into the joint without force, the mortar has failed and water is getting in. Left alone, failed mortar lets moisture into the masonry, which causes freeze-thaw spalling and can eventually make the chimney structurally unsound.

What causes chimney crown damage?

Idaho's freeze-thaw cycles are the main culprit. Water gets into small cracks in the crown, freezes, expands, and widens the crack. A damaged crown lets water into the flue and can cause damage to the liner, smoke chamber, and surrounding masonry. A properly poured crown with an overhang and drip edge survives freeze-thaw cycles much better than a flat-poured crown.

Do I need a new liner or can the existing one be repaired?

Cracked clay tile liners can sometimes be repaired with a cast-in-place system that coats the interior. Severely spalled or missing tile sections typically require a stainless steel insert liner. A Level 2 camera inspection is the only reliable way to assess liner condition from the bottom to the top of the flue.
